Every booking platform has their peculiarities and hacks. Here, Host Nation breaks down the recent VRBO WEBINAR.
VRBO /Stayz/ Bookabach are investing in a marketing campaign over all of their brands currently. Because of this, there is increased traffic on the platform and you need to be up with what is working on this platform so you can get optimum exposure – and bookings! Here’s our summary:
HOST NATION highlights
Get busy with the FILTERS on your listing: We never knew how important these were, either!
• 73% of bookers search through FILTERS. Make sure you list everything important like aircon, wifi, pet friendly etc.
• Weekly discounts are important and popular with bookers - make sure you have them to come up on popular discount filters.
• It's important to include location amenities that are popular search filters - such as “close to hospital, beach, dog park, convention centre, cafes, etc”.
• Don’t have a long list of fees as it is off-putting for bookers. Absorb them into your overall price.
• Break up descriptions into sections – no blocks of text. This is particularly relevant for mobile as 64% of searches are on mobile devices.
• Use bullet points which are quick and easy to read.
• Competitive nightly rates are better for the VRBO algorithm. Over priced properties will not rate as highly.
• Moving to a flexible cancellation policy from strict will increase your lookers by 55%! Don’t forget you can still keep it strict for peak seasons.
What we already know but good to be reminded:
• Include information on experiences and local area. Obvious but often not explained well enough by many listings.
• Request positive reviews as they help your Premier Host metrics.
For new listings:
• Add a “New Listing Discount”. It will help get bookings moving.
• There is a 24% increase in bookings after the first review so make sure you ask for reviews.
• Linen. VRBO recommends its an essential option (supplied or rented) particularly for interstate or internation visitors who can’t take linen on planes. No guest really wants to chase down rented linen either.
Who knew?
• Properties with 25 photos have the most bookings.
• 75% of VRBO bookings are for families with children. This is the “Family Platform” which is good to remember.
• 69% of Aussies and 64% of Kiwis own pets. For more bookings consider this.
• EV Chargers are not yet listed as a filter but probably will be soon. (We think this is a good idea, as EV owners)
